1. A RESIDENTIAL (LOW RISE RESIENTIAL BUILDING) A Proposed Two-storey, Single-detached Residential Project Development, R-1, on a Project Site with a ten percent (10%) slope. An owner has decided that his R-1 zoned property, with a Total Lot Area (TLA) of four hundred fifty (450) square meters and located in an upscale housing development in an urban area zoned as R-1, shall be developed to host a low rise residential building (the Project). PROJECT SITE FEATURES: The Project Site is rectangular in shape and is an interior lot, with a width of fifteen meters (15.00 m), the front part of which faces north. The single lane three meters (3.00m) RROW for access and drainage (to be negotiated with the Owner of adjoining lot) is thirty meters (30.00) deep and with direct access and with direct access to twenty meter (20.00m) wide street. The RROW slopes at 1/3 or 1% uniformly draining west. The road has a .80 m wide sidewalk at each side. The Project Site uniformly slopes at 8% from the RROW toward the rear of the property. The surface of the sidewalk shall be generally considered elevation 0.0m. To the left of the site is a vacant lot (as viewed from RROW) and to the right of the Project site is a proposed 2-storey single detached residence. At the rear of the Project Site is a creek eight meters (8.00m) wide to its high water line level. The high water line is three meters (3.00m) below the grade elevation at the rear of the site and has a two-meter (2.00m) wide embankment. 1.) What shall be the Maximum Allowable Building Footprint (AMBF) for the Project (in square meters)? 2.) What is applicable Percentage of the Site Occupancy (PSO) for the Project? 3.)For the Project Site (Zoned as R-1 under the NBCP), how much is the combined total for the maximum allowable ISA plus the minimum USA (in square meters)? 4.)For the project Site using the prescribed FLAR designation/rights under the NBCP, what shall be the maximum Gross Floor Area (GFA, in square meters)?
