6 Reasons That Rising Interest Rates are actually a good thing!!!! 1. It will finally push buyer’s off the fence. The rates are still historically low, but slight rate increase,combined with shrinking short sale and foreclosure inventory means,that if buyers don’t buy,they will face even higher rates,and the return of a seller’s market. So they will be forced to buy now, or face higher payments if they don’t act. 2. Higher rates means banks will pay seniors better on CD’s and Savings Accounts. Traditionally,Senior citizens are reluctant to play the market. So they play it safe with saving accounts and CD’s.These will improve slightly. 3. Rising rates means purchase mortgages are coming back. With a 3.75% interest rate, only the most elite and super-well qualified buyers got mortgages, (with the exception of the FHA). However, as lenders get a better return,i.e: 4.75%, 5.25% and eventually, 6%, banks are more willing to lend at higher interest rates.That means,for the higher rate,they have to be willing to loosen up credit worthiness standards. That means more loans will be made to “good” instead of merely “exceptionally qualified” borrowers. That means more loans, and as loans start being made more easily, buyers will be more easily able to buy,and thus , sellers will be easier for them to sell. 4. Rising interest rates means higher prices. As the short sale and foreclosure inventory become nearly zero,and home sellers are not able to sell due to negative equity, so there becomes a shortage of homes for sale.It’s about supply and demand.With shrinking supply, and higher availability of mortgages,chasing fewer available houses, asking prices will rise. This will lift home owner’s negative equity. Not instantly,but over time,this will be the effect of rising rates,so that over the next 4 to 8 years, we will be back to pre-crash prices. 5.
