A letter from Cliff Luber, Camden County Second District Commissioner: Good afternoon, As many of you know, since coming into office January 2013, I have been involved in a fierce debate regarding the gross over regulation and inconsistent application of the Camden County Planning & Zoning rules and regulations. It appears evident decisions on building projects were made depending on who you were and rules not being applied equally to everyone. I have attempted to bring common sense and equal application of the law to everyone. I have attempted to bring P&Z email addresses to P&Z board members, so residents can contact the board member of the township they represent. Only to be stonewalled. There are hundreds perhaps thousands of mis-zoned or un-zoned properties in Camden County Planning & Zoning District. The county has required the land owner to bare the $800.00 rezoning fee to bring their property into land use compliance even though it was no fault of the land owner. A real life example, a husband and wife have owned a business for 25 years in Camden County. They have paid commercial property taxes on that business. Just recently they learned they were zoned residential. They could not sell that business as commercial and could not even obtain a building permit if they wanted to add on unless it was re-zoned commercial. Camden County was requiring them to pay the $800.00 rezoning fee even though it was the county that erred. This is in my view a huge injustice and I cited many examples since being in office and was stonewalled until recently. I have fought to have those fees waived. I am proud to say the Commission is getting ready to hear its first two cases of no fee re-zoning requests and it was due to persevering and your support. Also, our new Planning & Zoning Administrator, Kim Willey has been diligently working on getting up to speed since taking over on June 26th. Mrs. Willey has already identified problems with the ULUC (Unified Land Use Code) and is seeking policy changes and/or clarification. Kim has stated several times she believes P&Z previously was taking Camden County over a cliff. What a difference a reasonable new Planning & Zoning Administrator can make. In January 2015, you can expect continued good changes coming to Camden County.
