ANNOUNCEMENT RE: FORMER RALPHS PROPERTY - GLENOAKS AND SUNLAND BLVD. There is finally news to report on the above property. As you know, Ralphs closed many months ago and we held a community meeting at Village Christian School with the new owner/developer (Sun Valley Retail Partners) who has been working on building the tenant base at the refurbished property. At our meeting, our community surveys were shared, and much was discussed about preferred retailers and the pros and cons of the site and location. Since then, both SHPOA and Foothill Trails District Neighborhood Council have remained in touch with the owner/developer in hopes of securing the best tenant mix possible. For many months there were continued efforts to attract a replacement supermarket to the property - an effort which has been unsuccessful. This is something we are all very disappointed by but, its something we reluctantly need to understand and accept. Concurrently, activity picked up the past few months to make the building tenant-ready, including new interior infrastructure, new power connections, upgrades to landscaping and lighting, and new facades and signage. The first tenant has signed a lease and will be starting work soon on their store. That tenant is Dollar Tree and they will occupy approximately 11,500 square feet of the former Ralphs building. Buds Donuts and Quiznos are remaining at their present locations. The existing Papa Johns franchise operator has closed the store at this location and it is not known at this time what will follow there, whether its a new Papa Johns franchise operator or a different tenant. Following is a message directly from the owner/developer of the property. Statement from Sun Valley Retail Partners Since the acquisition of the former Sun Valley Ralphs property in early 2013, Sun Valley Retail Partners LLC has aggressively worked to identify the best combination of users for a successful upgrade and redevelopment of the property after many years of decline. Among other things, the company took very seriously (and shared) the local communitys hopes to replace Ralphs with another grocery tenant, and the project leasing team has spoken extensively to all of the supermarket operators active in Southern California - going back to almost every one of them on multiple occasions. The leasing team feels very confident that no viable stone was left unturned in that search. In absence of identifying a supermarket operator who is willing and able to locate at the property at this time, the leasing team has focused its efforts on a combination of users who can provide a strong mix of daily goods and services to the Sun Valley community. Concurrently, the company has moved forward with a seven-figure investment in remodeling and upgrading the physical plant to create an attractive building with good pedestrian access, upgraded lighting, and customer seating areas to avoid an unsightly vacancy. Sun Valley Retail Partners has executed an 11,500 square foot lease with Dollar Tree Stores (dollartree), the nations leading general merchandise retailer with over 5,000 stores in the 48 contiguous states and Canada, as the first tenant for the remodeled center. Dollar Tree prides itself on creating an environment where shopping is fun and inviting, and a place where customers can find a broad assortment of quality merchandise every week. Dollar Tree Stores are bright and well-lit, clean and well-organized, and offer numerous product departments including food, housewares, health and beauty, party supply, craft and teaching supplies, books, and seasonal décor. Sun Valley Retail Partners remains in conversations with other national and local retailers with a goal of creating the best possible tenant mix available for the property, including food and service users. We anticipate that Dollar Tree will open for business during the early Fall. As additional tenants are identified for the project, we will do our best to provide updates to the community.
