According to an article in the National Landlord Associations (NLA) January 2014s edition of UK Landlord magazine, As a rule of thumb, [the NLA] estimates that it costs on average £1,800 to change a tenancy, by the time you take account of the check out, maintenance, replacement or upgrading of furnishings and appliances, void period, re-marketting, referencing and legalities. A contested end could push it to between £3-5,000. Were not even approaching that. Id measure our voids in the hundreds of pounds not thousands. Proactive management and good friendly relations with our tenants keeps the operation slick and pleasant. The tenants are our partners in this relationship and if we are all on the same side, life is easier for everyone.
