BAD TENANT ; There is a proverb better an empty house than a bad tenant .The person who have a house or flat to rent out , they suffer less or much with some of their bad tenants.So before let your house or flat to a person every land lord or owner of the property should know well about the tenant and also about his profession or business,place of business or office where he or she works. A tenant is a person who occupies the land or property or house or flat from the owner for a period of time and pay rent to the owner.But tenant who never pay rent or consistently in arrears, and the ones who damages property, and those that know the system and play it ruthlessly. A bad tenant is a tenant who steals some property in the house with a intention to damage and take away the property of the land lord and also to do financially loss of the owner. Once a bad tenant is ensconced in a house , it is almost impossible to emerge from the situation without taking loss. When the tenant breach the contract , the land lord is theoretically entitled to evict the tenant, but not before giving through process and channels. To fulfill the process for eviction it takes time , in the mean time the tenant cause the house or flat or property much damage. The land lord or owner of the house or flat have to file an eviction suit in the proper court against the bad tenants.The land lord can not evict the tenant forcefully and can not disconnect the water, gas , electricity connection in any way till disposal of the case. So before let your house or flat or property, know the where about of the tenant clearly and if you judge that he may be a good tenant , you may proceed for rent subject to fulfillment of legal formalities i. e. to signing an agreement where detailed of the tenants and spouse should be mentioned among other conditions. Always remember the proverb better an empty house than a bad tenant.
