BC Quick Tip - When thinking of selling your home, perhaps with a Realtor, your spouse, or just kicking the idea around in your head, have you ever thought of what price you would set as the List Price? Did it end in …95, or 99? Most of us have become used to prices ending in 995 or 999 because psychologically it sounds lower than it really is right? $599,000 sounds a lot lower than $600,000 right? Maybe. Or $249,995 instead of $250,000? Well I don’t disagree that it probably does sound lower than the actual difference and that could certainly help. But let me throw out another factor to consider. Internet Searches. There are all kinds of stats out there that I could throw at you about the importance, pervasiveness, prevalence of buyers on the web looking for their next house, but I don’t really think I need to… By now just about everyone gets it. Internet is king when it comes to Market Exposure for your home. So here’s my theory and practice. I recommend to my Sellers that if possible and if it makes sense, to stick with round numbers – ideally multiples of $25,000, like $200,000 or $525,000. Why? Because almost all of the Real Estate related websites where you can search for properties these days either use a “blank” minimum and maximum price field that you can fill in yourself, OR they give the user hard-coded round numbers from which to choose their minimum and maximum price. And for those that let you fill in the field yourself, how many times do you think people type in a maximum of $499,999 instead of $500,000? So, by listing your home at $250,000 instead of $249,900 or $249,999, you are very likely to significantly increase the number of times your home ends up in a “Results” list, therefore increasing your page views and your chances for showings and most importantly an offer! $250,000 will qualify you for searches starting with $250,000 minimum and those ending with $250,000 maximum. $249,900 could eliminate you from possibly half of those “Results” lists.
