Procedure in Buying a House in the Philippines 1. Visit the model house of the housing project personally or thru your representative. 2. Choose the location of block and lot number and house color thru Developer’s Sales Map. 3. Decide what will be your mode and terms of payment. Mode of Payments: Inhouse Financing • Bank Financing • Cash Deferred Payment – 24 equal monthly installment ZERO interest • Spot Cash Payment – avail of discount if fully paid within 6 months. 4. Terms of Payment: Pay the reservation fee. 5. Downpayment payable in how many months? 6. Balance payable in how many years? 7. Fill up Buyer’s Information Sheet (BIS) and Reservation Agreement Form. 8. Sign the following forms:Get from Developer’s Office or Agent list of requirements together with signed forms. • Contract to Sell • Special Power of Attorney (if Buyer is not available) • Insurance Form (Mortgage Redemption Insurance (MRI) and Fire Insurance • Inhouse or Bank Loan Application Forms 9. Requirements must be submitted within 60 days. Submit letter if submission is delayed. 10. Pay your first monthly downpayment after 30 – 45 days from reservation date. 11. After full downpayment, start paying your monthly amortization. 12. Upon full downpayment, you may now inspect your house 13. Sign house acceptance after house inspection process. 14. You may now apply for Meralco (3 weeks) and water connection (3 days) 15. While waiting for electric connection, Developer will allow you to a sub-meter connection. 16. Upon house acceptance, you’ll be allowed to construct interior and exterior improvements. 17. Just get approval from Developer’s Office. Submit sketches of the improvement. 18. Approval from the Developer is free, fast and easy. 19. Upon approval, apply and pay the Building Permit to Local Municipal’s Office. ================== GENERAL REQUIREMENTS •Duly Filled-up Bank Form •3pcs.1x1 ID Picture (husband/wife/SPA) •Marriage Contract if Married, Birth Certificate if Single •Photocopy of 2 Valid Govt IDs, with 3 signature •Tax Account Number (TIN) •Proof of Billing here in the Philippines •Community Tax Certificate, only if locally employed •Income Tax Return(ITR), only for locally employed FOR OFW REQUIREMENTS BANK FINANCING •General Requirements •Job Contract •Photocopy of Passport, and 1 Govt ID, with 3 signatures •Special Power of Attorney(SPA from Pro-friends office).
