Boots New Road We have a planning application for; Site and public infrastructure works including new primary vehicle link road and Alliance Boots vehicle access, new canal bridge, associated demolition works, earthworks, remediation, utilities and drainage infrastructure. It is expected that this will be before the planning committee on 17 December (7pm in the Town Hall). The application details can be viewed here This in preparation for a regeneration of the Boots site, both within the City Council and Broxtowe areas. I have always been clear that such regeneration, including up to 1150 homes must not have vehicle access from the main part of the Rylands and must primarily be served from the Thane Road (Clifton Bridge) end. I see there is no intention for any road access from Meadow Road or roads off but a spine road is proposed from Lilac Grove near the tip entrance to Thane Road which will involve a new canal bridge. The plans are best viewed here. From this I note: * The road will come out at the Lilac Grove roundabout roughly where the footpath is now, close to the tip access. * The tip and sewage works are not at this stage affected. * The road will be tortuous and will have raised speed cushions, as a deterrent to through traffic. * There is to be a cycle track through. * There are to be traffic signals at the Thane Road end. * Provision is made for access into the Severn Trent land for development once the sewage plant closes in 2018. A lot of emphasis is on this as employment land with HGV movements entirely using Thane Road. However, it is expected that Beeston people will work on the site and access using the spine road. There is a detailed traffic analysis available here One of the biggest concerns raised regarding the Plessey site was traffic generation and a number of you called for a third bridge over the railway. Unfortunately the size of the Plessey development would not justify this and there were also questions about how this would integrate with Queens Road; already a busy route, but the point was well made. So as I see it the main question we must answer as far as this application is concerned is will it provide a third route out of the Rylands all be it a very slow and tortuous one (so reduce traffic) or will it provide a rat-run for traffic going from Long Eaton to town? If you think the latter may apply, what would be a good solution? I shall be meeting with officers later this week and will gladly take your points forward.
