Bulletin No: 000732-002 Job Title: MASTER FACILITIES SYSTEMS TECHNICIAN Closing Date: Open Until Filled Salary Grade: A35 Salary Range: Start Rate: $26.71 - Top Rate: $33.36 External/Internal: EXTERNAL This bulletin is posted to establish an Eligibility List DescriptionBenefitsSupplemental Questions Example Of Duties Operates, maintains, and repairs all high rise building boilers, heaters, pumps, valves, refrigerant compressors, condensers, evaporators, refrigerant lines and devices used to control temperature Operates, maintains, and repairs all natural and manufactured gas distribution lines, including all valves and control devices Repairs and maintains water filters, softeners, piping, and pumps used in conjunction with water distribution, including all sinks, toilet bowls, supply lines, drains, and water lines Operates, maintains and repairs all types of electrical motors and engines used to power pumps, compressors, and fans Operates, maintains and repairs fuel oil systems, including pumps, valves, lines, controls, and fuel tanks Maintains and repairs trash compactors, including electrical and hydraulic systems, and commerical kitchen equipment Schedules PM work to meet the manufacturer’s required service specifications Inspects buildings, grounds, and equipment for unsafe or malfunctioning conditions on a routine basis and takes appropriate action to rectify and correct Operates, maintains and repairs electronic and computer system such as automatic fire alarms, energy management systems, building management system, lighting system, equal potential grounding and automatic power transfers and calibrate control systems, including air balance, humidistats and solid state electronic motor control amplifiers Installs, operates, maintains and repairs a wide range of electrical equipment at the high rise headquarters building, including multi phase electrical circuits, switches, solenoids, transformers, control boards, motors, motor controls, generators, and three-phase industrial systems up to 4800 volts Performs City of Los Angeles Regulation 4 testing and certification for the Gateway high rise building Oversees installation and modification of building equipment systems performed by vendors Evaluates and recommends equipment/service upgrades Maintains, supports, and promotes a safe work environment while complying with all of Metro’s safety rules, policies, and procedures Requirements For Employment 4 years’ experience at the journeyman and/or semi skilled level performing mechanical and electrical facilities construction and maintenance work on mechanical and hydraulic equipment in a high rise facility environment; and installation, maintenance, troubleshooting, and repair of AC and DC equipment, electric motors, and controls, including voltages up to 4800 volts, programmable logic and solid state controllers Must have or be able to obtain City of Los Angeles Regulation 4 inspector certification license within 1 year of entering job classification EPA 608 Universal certification required OSHA 10 and OSHA 30 certifications required Hazmat/Hazwopper and water/pool certification required Building Operations Management Association (BOMA) Certification of Systems Maintenance Administrator (SMA) or Systems Maintenance Technician (SMT) from the BOMI Institute in the following areas: Refrigeration Systems and Accessories, Air Handling, Water Treatment, and Plumbing Systems, Electrical Systems and Illumination, Boilers, Heating Systems, and Applied Mathematics, and Energy Management and Controls required Valid California Class C drivers license Knowledge: Boiler and auxiliary boiler room equipment, heating, lighting, ventilating, air conditioning, power refrigeration, building electrical and pneumatic controls, water treatment and other mechanical and electrical equpment, including the methods, tools and materials used in the operation, maintenance and repair of such equpment Fire alarm systems, fire pumps and PLC controllers Mechanical and electrical design, construction, installation, and maintenance practices, procedures, methods, and equipment as found in a high rise or maintenance facility environment Skilled electrical/ electronic theory Federal, state, and local electrical codes Computer skills, such as Microsoft Office and computer integrated facility management systems, including building automation systems Abilities: Install, maintain, and repair mechanical and electrical equipment, such as: fire alarm systems, fire pumps and PLC controllers, air compressor, water booster pumps, backflow devices, pressure regulators Install, operate, and make repairs to various types of equipment installed in a high rise office building to include welding Understand and program high rise building lighting, and HVAC automation systems to include Honeywell, Barber Coleman, Siebe, Johnson Controls, and Metasys Control systems Respond quickly to emergency situations Demonstrate mechanical ability, keep accurate records Troubleshoot and correct equipment problems Follow oral and written directions Safely operate Metro vehicles Safely operate a variety of hand and power tools Read, understand, and troubleshoot blueprints, wiring diagrams, and schematics Communicate effectively with others Follow instructions Move objects weighing up to 75 pounds Work at heights up to 90 feet Read, write, speak, and understand English Selection Procedure Applicants who best meet job-related qualifications will be invited to participate in examination process that may consist of any combination of written, performance, or oral appraisal to further evaluate job-related experience, knowledge, skills and abilities Application Procedure To apply, visit Metros website at metro.net and complete an online Employment Application.
