Members were informed about a. STP maintenance b. Pollution Control Board annual charges c. KSEB annual charges d. Monthly charges 6. Monthly charges are fixed as Rs. 650/- . 7. Builder should transfer the whole amount of the corpus fund to the association account. Eg. The builder had taken the above action for the Samridhi apartments association. 8. Secretary to send the edited copy of rules to the members. 9. The association needs to confirm the period upto which the builder is liable to repair the defects, after the handover 10. Secretary described about the water logging problem at the east side of the building to the members 11. Members asked about the accuracy of the septic tank location and its conformation with the layout 12. Owner is responsible for the monthly maintenance amount to be association 13. The monthly maintainance amount should be transferred to the association a/c before 7th of every month 14. The association should be formed as a charitable organization 15. The association must be provided with the id proofs of the members and tenants occupying their flats 16. Association can have a bio data form with a prefixed template so as to be aware of the details of the tenants 17. A separate register for visitors should be maintained by the association and updated by the visitors 18. Builder needs to asked about the status of the intercom 19. All the vehicles should move slowly inside the apartments’ gate 20. The association shall also maintain a separate book for the tenants’ data 21. The association shall meet once in a month. The meeting shall be on the second Sunday of every month @ 3.30 pm. 22. The owner/ tenant is permitted to park a maximum of one car and a motor cycle inside the apartment complex 23. The secretary to send the by-law email to all the members 26. The security personnel should be informed in advance about the visitors to a flat, by the owner/tenant 27. The owner shall allot his/her flat only to a family person (not a bachelor). The owner os responsible for the conduct of the tenant/ his family. In case if the tenant/his family behaves improperly or violates the association rules, the owner has to abide by the association decision in theis regards. 28. The owner needs to mention the rules of the association to the tenants and the allotment shall be for 11 months. 29. Lock and key needs to be purchased for the gate. The spare key of the lock shall be in custody with the President/Secretary/Treasurer. 30. The association should ask for a mobile security cabin for the safety of the security personnel. 31. Association to demand builder about a. Name plates for each flat b. Post box near the entrance for each flat c. Separate tank for drinking water fetching water from well and separate tap in the kitchen to be fed with this water d. Name board for the apartments 32. The occupants of each flat needs to take care of the disposal of the plastic waste.
