Dear Partners, We made a trip to UK in Oct after much delay. The objective is to assess the health of the property market and the potential to invest there. We targeted Manchester, Bradford, Leeds and Birmingham. All are the top few cities in UK after London. It turned out a unit of 400sf property in central London costs GBP 400k, Manchester GBP 100k, Bradford GBP 60k. In fact, Leeds Bradford airport will be the 3rd international airport soon. Expect things to pick up in this region. More so with students population ever increases in UK; not to mention the influx of migrants from eastern Europe. The irony is most property in Bradford and Manchester has gained interest from investors from Asia. And British rent from them. Rental yield is easily as high as 8% per annum. With the pounds gaining momentum against the Ringgit, it was rather too tempting not to jump in. We decided to buy a few units during this trip. Financing is not available to foreigners on this cheap property. So cash is the key here. With 2015 property investment looking gloom in many parts of the world, including Malaysia, we may yet find the next jewel here.
