Do you search Trulia or Zillow? Please read... We as real estate agents pay good money to list properties for sale on the numerous Multi Listing Systems in our areas (MLS). This is where agents put the complete property description with pictures and the sellers disclosure that explains everything the seller knows about the property. There are 3 in my area. Lawrence, KC and Topeka. We pay separately for each. Trulia and Zillow TAKE that information from our MLSs and post them on their sites so home buyers can look for properties. If youve ever noticed they do not have the sellers disclosures on their sites. We as agents have to PAY Trulia and Zillow to be listed on their sites because thats where home buyers are looking. We pay for our name, picture and phone number to pop up beside a property and we only get about 12% of exposure per month for our payments. We get inquiries on there wanting more information on properties. But more times than not its on a property that was SOLD months ago. Why? Because Trulia and Zillow DO NOT UPDATE their sites in a timely manner. We have a very short deadline with our MLS listings to report any changes such as under contract, sold or price changes. Trulia and Zillow ARE NOT ACCURATE. Please dont take what they have to say as the gospel because it certainly is not. I got a phone call from a very irate lady yesterday wanting to know why Im trying to sell her house. She chewed me up and down and explained how big of a POS I was for trying to sell her house without her permission. She said she googled her address and my name, picture and phone number popped up. I explained I do not have her house listed nor do I have a clue what shes talking about. Then it clicked in my brain and I asked her Were you looking on Trulia? She then put her son on the phone to chew on me some more. He said yes on Trulia. I explained how Trulia works and that any agent can sell any property thats listed. I finally looked on Trulia and low and behold theres my name, picture and phone number beside the address she mentioned and the inquiry box says Im looking through sold properties in McLouth, and I found 200 E Lake St, McLouth, KS 66054. Id appreciate your insights on this or similar listings. LOL I rest my case.
