Does your home need new roofing shingles? If your home needs new roofing shingles make sure to communicate to your contractor what you want done. There are two options of installing new shingles: Roof-Over and ReRoof applications. Roof-Over is simply installing shingles over your existing shingles. An inspection should always be done through the attic for spots on the underside of roof deck that may show signs of rotting. Immediate repairs to any deteriorated spots on the roof decking is important to the long term health of your new roof. Roof-Overs may save you money on your overall project due to removal and disposal costs that you need not have to pay in the short run, but future roof replacements will be more costly for someone. In addition, your contractor needs to inspect your homes attic bracing to ensure that the extra weight is sufficiently supporting your roof, while inspecting the attic for signs of rotted decking. If you are buying a home, your home inspector should let you know how many layers of shingles are on the roof, and if the roof may need replacing relatively soon. Keep in mind while negotiating price, that replacing a prior roof-over project on your home is more expensive for the new home owners due to the extra labor and disposal fees associated with replacing shingles on prior roof-overs. Now for ReRoofs, the application allows for complete removal of existing shingles. This enables your contractor to inspect and replace any damaged roof decking from above. For reproofs, an attic side roof deck inspection is still recommended, but not required. This process keeps a single layer of shingles on your roof keeping costs evenly distributed over time, and keeping the over all weight of roofing materials at acceptable levels.
