Finally got sick of the neighbor drug house and reported the property to City of Cincinnati for violations. Also wrote the landlord/owner this letter today (anonymously): ******************************** I live in the neighborhood near the rental property you own at 6368 Savannah, and I am writing to you to tell you that there is drug activity on that property. Also, I have asked repeatedly for them to turn down music, as it interferes with my general well-being and enjoyment of my property. I understand from other neighbors that this is the third tenant you’ve had in a little over a year, and the quality of the block is negatively affected by the tenants you have chosen. Most of the other residents are home owners, or good renters. Their general well-being and enjoyment of their homes has been equally affected. Also the tenants throw trash and rubbish all around their yard, and it continually is thrown onto adjoining yards. This is against City Housing Code CMC Section 714-37. Gutters and downspouts don’t seem to be in order, violating City Code CBC Section 1117-45.2. Just about every day someone is parked across the sidewalk so that foot traffic cannot pass, also against City parking code. I and several other neighbors have had to call District 5 police numerous times, and we are starting to keep track of license plates and exact dates/times of calls to police. You should be aware that Ohio Landlord Tenant Law says that tenants have a duty to “Conduct himself and require other persons on the premises with his consent to conduct themselves in a manner that will not disturb his neighbors’ peaceful enjoyment of the premises” (ORC 5321.05(8)) At some point, you will be held responsible for this nuisance: you have a drug house on your hands, and you should think long and hard about possibly fixing the property and getting some good tenants in it. In the long run, they will make you more money anyway. If the following continue, you may be facing possible litigation by several neighbors: - Calls to District 5 for loud music/noise - Parking on the lawn and/or sidewalk - Trash all around the property, and being thrown onto adjoining properties - Exterior building damage including windows, downspouts, gutters - Interior building issues including possible broken/inoperable windows - Increased traffic stops of 3-5 minutes, suspected of drug operations - Children in the home being unsupervised Please take this letter seriously, review the concerns, and consider how much liability these renters and this house are giving you.
