Follow the (smart) money my friends, follow the money... Post Properties is one of the premier real estate developers in the country. AMLI Old 4th Ward is another world-class developer of multi-family properties. Both are heavily invested in and around the Atlanta BeltLine. Many, including myself, believe that Atlanta is in the early stages of a secular (in town) real estate boom that could last 10-15 years. There will be some corrections along the way but the long-term trend is undeniable. Property values are headed UP. The Atlanta Beltline is one of the drivers of this positive trend but DEMOGRAPHICS is the real game changer. Just as the baby boomers drove the prices of suburban real estate up from 1960 - 2000, those same buyers are now moving in-town (sans kids) to be where the action (culture and restaurants) is. IMHO, this bull market (in real estate) is going to last for several decades. The thing that makes Atlanta so exciting is that it remains a strong magnet for young professionals from all over the world. When you combine that steady flow of intelligent, high earning buyers with (what I call) the boomerang boomers, you get what former Intel CEO, Andy Grove, called an INFLECTION POINT.
