For those who are keeping tabs, we had our home inspection this morning and it went okay. The major things: Theres a gas leak in two places that (obvs) needs to be fixed stat. The shower is completely busted and leaking so that has to be replaced immediately. The roof will make my roofer-father very angry (as in it was done poorly and needs replacing in the not-too-distant future.) The deck is unsafe and needs to be demod. Minor-ish things: Some of the outlets in the bath/kitchen are not GFCI. There are some ventilation issues, as in some vents need to be installed, replaced, or repaired. The furnace/AC & water heater are all coming to the end of their life in the next few years. Every single wall in every single room needs to be patched and painted. The attic needs insulation. It needs way, way, way more cosmetic work than I remembered from our first walk-through. I realized today they didnt even grout the tile in the kitchen. WTF?! The good things: Solid structure and foundation. The mold testing showed no major problems with air quality. No issues with the electrical wiring or the plumbing (as in, it was done correctly.) And we already anticipated buying a fixer-upper so the cosmetic updates are expected. So, thats where were at now. Lots to talk to our agent about once we see the written report.
