Fresh off the Glendora Village Collection project, developers are planning another condominium project and the Glendora Planning Commission will continue to discus those plans Tuesday night. City Ventures wants to construct a multi-family residential project totaling 144 units on 8.3 acres of land. Developers are eying the properties at 533 and 617-647 West Foothill Boulevard and 158 North Valencia Street. Two different styles are being considered: Foothill Towns units consisting of two to three-story units with two to four bedrooms, 1,284 to 1,853 square feet of space and two-car, side-by-side and tandem garages. The Village Towns units would consist of two to three bedrooms, 1,711 to 1,906 square feet of floor space and two-car, side-by-side garages. The areas being considered for development also include what are referred to as the former Rain Bird and Naked Juice properties, city staff said. City Staff will discuss and review the development proposal and provide input into the design of the condominium project. In January of this year, City Ventures applied for a concept review of a 140-unit project and later added another parcel to the proposed development, taking the unit total to 150, city staff said. Taking in design recommendations from city staff given at a May 6 Planning Commission meeting, the project was whittled down to 144 units. Some of the primary concerns the Planning Commission had regarded the adequacy of side setbacks adjacent to two businesses, an auto body shop and towing business. The developer reportedly rearranged the unit configuration to address issues with side setbacks on the east and west of the development and are proposing a variety of evergreen trees incorporated into the landscaping to create a vertical buffer between properties. Amendments to the zoning code may also be considered, including an amendment to the Grand-Foothill Multifamily Residential Overlay to accommodate the setback needs of the developer and the proposed street widening project on Foothill Boulevard. Another proposed zoning code amendment would involve the setback requirements for additional floor setbacks, which the Commission now feels could be unnecessary and potentially problematic in terms of architectural design and style, staff said.
