Green Lion Realty LLC is pleased to provide you with market statistics for October, 2013. The data is for single family homes only and does not include condos or mobile homes. In Sarasota County, 573 homes changed hands in October at a median price of $187,000, a slight drop from the September median of $190,000, but a 13% increase over the $166,000 recorded in October, 2012. The 2,587 active listings represent 4.15 months of available inventory. In Manatee County, prices rose 12.5% from October of last year ($191,490) to $215,000. The median price dipped slightly, from the $223,000 figure in September. Inventory remains tight at only 3.55 months supply. In Charlotte County, clients have more options as inventory rose slightly to a 6.1 months supply. This is a healthy and balanced market, when compared to Sarasota and Manatee County. Prices dropped from a September median of $149,900 to $130,000 last month, but rose 8.5% from the October, 2012 median of $120,000. In Sarasota, which includes the City of Sarasota as well as unincorporated parts of the County with Sarasota zip codes, median prices rose 20% from $189,000 to $226,600, although this was a slight drop from the $235,000 median price in September. 308 homes were sold compared to 286 a year earlier, and the 1,257 active listings represent 3.87 months of inventory. In North Port, where September prices were flat with the prior year, prices rose 25% from $104,000 to $130,500, which was also an increase from the September median of $120,000. Inventory stands at 3.68 months supply. In summary, inventory remains tight in both Sarasota and Manatee County. Median prices are highest in Manatee County. Prices rose in these 2 counties from a year earlier, but the rate of acceleration has cooled slightly. North Port has resumed its recovery trend, after a flat month in September. Charlotte County has the most inventory available, and slower price appreciation, indicating that the County continues to lag behind, but could represent an opportunity if you are having trouble finding suitable homes for sale in Sarasota or Manatee.
