Greetings from the Barcelona Condominium Board of Directors. The Board hopes that everyone had a safe and joyful holiday season and wishes everyone a happy New Year. This marks the first publication of the Board Notes, which will be published tri-annually. The aim is to keep building owners and residents fully informed as to building issues, general goings-on and Board activities, and, to encourage the mutual communication that enables communal living in our shared home to be as enjoyable and as harmonious as possible. 2015 Board Officer Elections The new Board met on January 13th, 2015. Andrea Rutledge, 306, was elected President of the Board. Chris Buck, 302, and Monica Thakrar, 206, will share Secretary duties. David Thurmond, 207, has agreed to continue his fine work as Treasurer for 2015. 2015 Budget The 2015 budget was approved by owners at the December 2014 annual meeting. As discussed at the annual meeting, this budget results in a 3% decrease in monthly maintenance costs for 2015 as compared with 2014. The Board thanks Treasurer David Thurmond for all of his hard work in running the numbers and putting together a budget that saves each owner money while putting aside sufficient funds to carry out necessary building-wide repairs and projects. Disabled Persons Lift The Board is awaiting a quote on repairing the disabled persons lift in the building lobby. Once the lift is repaired, keys to operate the lift will be distributed to any owner or resident who requests one. Smoking in Common Areas Smoking in the common areas of the building is strictly prohibited by condo rules. The common areas include the area immediately outside the front door to the building and the stairs leading to the entrance, as well as the parking garage area at the rear of the building. This rule is in place to preserve quality-of-life for residents with apartments located at the front of the building, as well as for all residents and guests entering the building. In order to more effectively communicate the prohibition on smoking in common areas, a No Smoking sign will be installed at the front entrance of the building. In addition, the ashtray at the front entrance will be removed. Residents or guests who wish to smoke are encouraged to do so at the base of the front entrance stairs, at street-level, or in Paluca Alley at the rear of the building. Residents who violate the smoking prohibition will be subject to a warning for first offenses and a fine for successive violations. Trash Disposal A motion sensor-activated light will be installed in the trash room. Residents are reminded that cardboard boxes are to be fully broken-down and placed inside the blue recycling bins if they fit. Those broken-down boxes which are too large to fit inside the bins should be placed next to the recycling bins. Recyclables should be fully separated from trash and sorted accordingly. Throwing trash in the recycling bins or recyclables in the trash bins results in the condo being fined by the carting company. Residents are responsible for arranging for the disposal of large trash items such as furniture, rugs, mirrors, picture frames, etc. on their own and at their own expense. If these items are left in the trash room without specific arrangements for their removal, they will not be removed by Tenleytown Trash, the building’s garbage pick-up company. Updated House Rules/By-Laws The House Rules and By-Laws are being updated to reflect the most recent changes and copies will be distributed to owners and tenants by the end of January.
