Heres why MiraTEC is not a good idea on your contractor built homes. The manufacturers instructions require the cut ends to be painted before installation. Carpenter subcontractors are not painters nor will they have paint onsite. But the house must be built....FAST! So they install the trim boards with unsealed cuts. Then the painters come and caulk the joints and paint. A few years later after the caulk has cracked and the MiraTEC absorbs enough water, it swells and decomposes. In these photos, you also find vinyl windows installed without caulk under the nailing flange and NO FLASHING above the trim boards, and so self-adhesive flashing around the windows. Folks, if you are building or buying a house like this, you are getting junk. This house is 9 years old and the trim is rotting and there has been water penetration into the wall. We removed the rotted trim and any damaged siding, installed the proper flashing, replaced the trim with PVC and painted. Please hire people that care about proper construction methods and care about treating you with RESPECT.
