Hi All. Rather than reply to the individual comments. I thought Id put this in a new post. Ive spoken to Land Registry who have confirmed that submitting a UN4 does not register a dispute against a property and simply gets the B133 removed or confirmed. Any dispute would come from any steps taken thereafter. Also the UN4 forms can now be returned to any Land Registry so Fylde is fine (previously it had to go back to specific LR office).
