I wish to lodge an objection to the proposed development of the RSL site located at the above address. The applicant wishes to demolish all existing buildings, remove existing large trees and vegetation, subdivide the existing land into 21 lots, alter the existing driveway to become a new access road and remove existing easements. My concerns about this proposed development are: Removal of existing historic buildings and boundary walls that are a landmark in the suburb. Removal of existing large trees and virtually all vegetation that help to clearly define the character of Beaumaris as a green and leafy suburb. Increased traffic congestion on both Balcombe Rd, Haydens Rd and Bolton St. This is particularly significant as almost next door a residential apartment block of 19 units has been approved and will be built and this will already add significantly to the traffic flow on Balcombe Rd. Increased pressure on infrastructure (eg stormwater) that will have difficulty in coping with the addition of a large amount of housing in a small geographic area. Visual bulk directly affecting all surrounding neighbours, particularly as setbacks are only 6 metres, backyards are only 4 metres, and the proposed building envelope for most blocks run to the boundary, potentially allowing for two dwellings on each block. This could allow for up to 42 dwellings to be built on the site. Beaumaris is a suburb known for its mid century architecture, green vegetation and family friendly living. Overdevelopment of this site will significantly alter the character of the area to the detriment of its residents.
