Hi Folks It’s been a while since we’ve sent out a news blast. Fall is a busy time in the condo association world and we’ve had a lot going on here at OBT. We’ve got a number of projects starting next week in an effort to complete some property improvements before the holidays get here. Speaking of the holidays… Save The Date!!!! Friday, December 12th – for the 3rd annual OBT Holiday Party and Casino Night! More info to follow soon. One project that is long overdue is the re-tiling of the spa. This project will be started on Monday and is anticipated to take 2 – 3 weeks to complete. Some of you will ask… why are we doing that now when it’s perfect spa weather? Well I already asked. It’s because the materials involved in setting the new tile is temperature sensitive and this project can’t be done when it’s too hot or when it’s too cool, so now is when it’s just right. We regret the need to interrupt spa season but we look forward to the results when the project is completed. As long as we have this work taking place on the roof we’re going to be proceeding with the tree removal project, including digging up the stumps and roots as well. The landscapers will continue with this project starting mid-week and we are honestly unsure how long it will take to complete. The extent to which the roots have traveled under the decking pavers will not be known until we start digging. It may be necessary to block off and close areas of the roof deck while this project is being completed. Please use caution if you find yourself on the roof while work is in progress. Finally…. from the rooftop to the lowest levels. Next week we will start the annual cleaning in the resident parking garage. Wednesday and Thursday (the 5th & 6th) we will be cleaning on P-1. Residents are encouraged to remove your vehicles from the garage during business hours on those days to facilitate a thorough cleaning to the greatest extent possible. You may utilize guest parking on these days but we ask that you please return your vehicles to the resident garage in the evening. P-2 & P-3 will be cleaned over the next couple of weeks. This is also a good time to remind residents to be aware of what you have stored in your storage lockers and how you have it stored. I recommend not placing cardboard boxes or anything that can be harmed if it were to get wet at the bottom of the lockers. Plastic storage totes work great, or consider elevating your items off the floor by placing bricks or other materials under them. We use a ride-on floor scrubbing machine that doesn’t leave a lot of water behind for the garage cleaning process, but folks should know that the we can never guarantee that things can’t wet inside our garage. Better safe than sorry. While we’re on the subject of the garage… what is everyone’s hurry down there??? Some of you have heard this (or read this) many times by now, but please be careful and watch your speed when driving through the resident garage. I wish everyone could have the opportunity to park in one of the P-1 spaces in the main flow of traffic. With cars speeding past every time they try to back out of their space I know some folks are sorry to have what you would think would be a great parking space. I’ve seen some of the speeding myself on occasion… it looks like people are trying to launch their cars out of the garage and on the street like some cartoon superhero. And those of you that speed on your way down… if you lose count of your turns you’re going to find yourself on P-4 if you’re not careful. Seriously folks, we don’t want to see anyone getting hurt down there, and as a car buff myself, I would hate to see some of the beautiful cars many of you drive get damaged. Let’s all be safe.
