How a quality Reserve Study helps you save money: I know that many Associations look briefly at a reserve study and then simply file it away. In some states it may seem like an unnecessary mandate. However, a good reserve study is a great tool for future planning and the financial health of your association. We all know that deferred maintenance can get out of hand, and before long your property is showing signs of disrepair. This affects your investment, your property value, future assessments and/or special assessments. No one wants that! The Reserve Study does three things right away. 1) Visual on site inspection with photos to help explain and document the problem areas. 2) Inventories and organizes the assets the Association are responsible to maintain. 3) Shows you a plan for long term repairs and replacements while working with you to prioritize your particular needs.
