I really do think that we need to change at least one aspect of the home buying/selling process here in Tennessee. Sellers should be required to have their homes inspected prior to putting on the market. It is just not right for the buyer to have to hire a home inspector, then a structural engineer, and an environmental engineer for things that the Seller is probably aware and is required to disclose, but who can prove that they didnt already know about these issues?!? That way, you have all information up front, and then it just becomes a matter of price. Other states do this. Why not Tennessee?
