I was at a Listing Appointment this morning and I was working with my client to get her home show ready and prepared for an Open House. It is very important for Sellers to understand that although it is still their home, it is very important to be objective and stage the home properly. No, you need not spend tons of money buying new things or make extensive renovations. Here are my top 5 MUST dos before you open your home to any prospective Buyers or agent: 1. Clean- make sure your home is clean. The floors, the carpets, the windows, the walls, EVERYTHING. Touch up on some paint if necessary. 2. Declutter- sure you have 15 picture frames on your night stand or an entire vanity full of essentials, try and make them disappear, buyer do not need to see that. 3. Landscape- dont ever judge a book by its cover? Perhaps, but before you even walk into the house, prospective Buyers walk through your front yard, it is very important to make sure it is landscaped. 4. Simplicity- less is more. Make it easier for Buyers to picture themselves in your house. Try and create that blank canvas to help them envision themselves moving in. 5. Objectivity- as agents, we have a professional obligation to our clients. We signed on to sell the property, we want your house to be sold for top dollar and as soon as possible as much as you do.
