I would not want to be a Landlord in the state of Florida. A renter can threaten to take your tile, damage your sheet rock, take the water heater and devalue the equity in a home to where you might not even be able to sell it at loan value. Your only recourse is civil court in Florida. Whereas in Oregon if someone threatens a landlord he can move them out immediately with the Sheriffs assistance if he has email or text message proof of the threat to devalue a home totally circumventing the entire problem.
