IMPORTANCE OF ROOF MAINTENANCE . . . Last week I talked about indoor air quality, which led me to think about roof maintenance. Quite simply, a faulty roof can give pests an entry point, bringing with them bacteria, virus and mold spores. As the temperatures continue to drop, they are also seeking shelter for the winter ahead. Since the stormy season is winding up, I thought it would be a good time to remind everyone to inspect their roofs. Summer heat can cause damage that may not be immediately apparent. One good rain or wind event can pose a threat to a roofs integrity and the results can be devastating. Although homeowners aren’t necessarily expected to climb on their roof* every season, there are some conditions that should be monitored to prevent roof damage and to help you get the longest life out of your roof-covering materials. Certain types of damage can lead to water and pest intrusion, structural deterioration, and the escape of costly energy. Your inspector should investigate signs of roof damage or deterioration before you call a roofing contractor. That way, you’ll know EXACTLY what types of problems should be addressed before you open your checkbook for repairs. *PLEASE REMEMBER to always observe strict safety precautions when getting on a roof.
