IV. HOTEL & MOTELS --------------------------- This city has got many blocks and sub blocks to install 3, 4 & 5-star hotels and motels. All plots are situated in the city center in the service industry zones. All such hotel plots are measuring more than 1 (one)/ 2 (two)/ 3 (three)/ 4 (four)/ 7 (seven) or 14 (fourteen) acres in dimension. All such plots are fronted to 80′ (eighty) wide to very wide road infrastructure and they are either the North or the South and also, East and the West facing. This city has got several hundred of plots, to be allocated each, to any hotel organization, operating internationally. Hotel plots are sold on special price. Cost of the plots has been estimated as Euro 75 (seventy five) per square feet i.e. Euro 7,500 (seven thousand five hundred) Per 100 (one hundred) square feet for gold-platinum zones and @ Euro 100 (one hundred) per square feet i.e. 10,000 (ten thousand) per 100 (one hundred) square feet for platinum-diamond zones. Cost of registration etc. is extra, which may be 10% (ten percent) of the cost of the plots. In addition, this city has got hundreds of plots for installation of Airport hotels. This plots are measuring more than 2(two) acres each and fronted to very wide road infrastructure and they are either the East or the West facing. Love city Airport has been designed to handle more than 400,000 (four hundred thousand) passengers and 10,000 (ten thousand) tons of cargo per day. This airport shall handle both international and regional passengers. It have been estimated that this airport shall handle 20% (twenty percent) transit passengers. Therefore, on an average 40,000(Forty thousand) transit passenger shall be handled by this airport per day. Out of total available transit passengers, 70% (seventy percent) shall need hotel accommodation. If these passengers create 24 hours occupancy on an average: It would require 28,000 (twenty eight thousand) Airport hotel rooms. If all such hotels expect: 70% (seventy percent) occupancy by transit passengers and 30% (thirty percent) occupancy by tourist and others: and if they expect 80% (eighty percent) capacity utilization. On such a case, total estimated number of airport hotel rooms should be 50,000 (Fifty thousand): considering all single rooms to be occupied by a single person. If an airport hotel has been built with a capacity of 200 (two hundred) single rooms: then, total number of airport hotels required by the city may be computed as 50,000 (fifty thousand) rooms ÷ 200 rooms per hotel = 250(two hundred fifty) numbers of airport hotels. This mega city has been designed for trade and investment. This city has got almost 32,000 (thirty two thousand) plots for manufacturing. It has got almost 100,000 (one hundred thousand) of plots for installation of trade, commerce and service industry. If all plots are occupied for purposes they are made, and if we consider each plot as a single business, and if such business invites one person per day, then it would be 140,000 (one hundred forty thousand) persons per day, with a status to occupy a hotel bed in any 3, 4 or 5-star hotels. Though, this basis of considerations is under estimating the real demand of such a mega city. However, based on this estimate, this city shall require 140,000 (one hundred forty thousand) single rooms in 3, 4 or 5 - star hotels. Hotels beds are also required for patients and their attendance, sports mans and their associates, including overseas audience & attendant of various trade fairs, seminars, symposiums & workshop; film artist and their associates, cultural teams, visiting professors and scientist, corporate directors and executives, including diplomat and tourists in general. Therefore, this city requires minimum 140,000 (one hundred forty thousand) hotel beds, divided by 350 (three hundred fifty) beds per hotel: 400 (four hundred) number of hotels, with average 350 (three hundred fifty) single bed capacity. Such hotels can always expect more than 60% occupancy. Moreover, regional business mans, suppliers, expatriates lives in this city without family and many others including tourists, requires boarding and lodging in low cost, might require 450,000(four hundred fifty thousand) hotel accommodations, below 3-star standard. If all such hotels are comprised of: on an average 150 (one hundred fifty) rooms, then this city would required 3,000 (three thousand) sub standard hotels, may be built in the service industrial zones and in the commercial complexes, as part of the complex, occupying one or more floor for such hotels. One can apply for one plot to buy under installment, and 4 (four) installments are required to deposit with the application.
