Previous Planning Inspectors report stating that this area of the village should not be built on to maintain the rural aspect and character of Waterbeach village. This land forms part of high value greenfield land and has been designated as separation for the proposed Waterbeach New Town in South Cambs Local Plan. As you will see from the photographs this development is on the edge of the village and forms a rural aspect which leads to and from Waterbeach Fen and the river Cam. This area of Bannold Road is used by many pedestrians and cyclists for recreation and relaxation and children going to and from school. Looking on the Environment Agencys risk of flooding on their surface water maps the risk is medium to high. Grid references X550249 Y265866 Medium Y550281 -Y265855 High. The applicants themselves admit that potential flooding is an issue by saying yes in answer to a question regarding flooding on the application form. The 300 ex MOD homes are now being let and sold generating a potential 600 vehicles and providing permanent rather than transient homes. Another 57 homes could generate another 114 vehicles and further congestion in Way Lane and Bannold Road. The entrance and exit into to the proposed development is not safe because of other junctions especially Bannold Drove where tankers, farm vehicles and large vehicles access farms, fields and Anglia Waters Waste Water Treatment works is situated. There is an abundance of wildlife in the hedges and ditches which surround the proposed development field which includes bats and water voles. The developers propose to remove mature trees which line the roads to enable more houses on the site which again will affect wildlife, the rural aspect and character of the village.
