In the near future the market looks poised to continue its rapid expansion, spurred by a growing middle class and the strategic logistical importance of Bogotá’s Eldorado Airport. JLL estimates that approximately 800,000 m2 of industrial/logistical space will be added to the market in 2014 and another 600,000 m2 in 2015 - undoubtedly an enormous amount of production. The key question is whether the demand will be high enough to absorb all of this space. The level of demand in the next few years will depend mostly on the growth of the import/export sector as well as that of Colombia’s consumer class. Meanwhile the government seems poised to encourage both through expanded trade liberalization and investment in technology, infrastructure, and telecommunications.
