For someone looking to invest in Delhi NCR, Yamuna Expressway can be a good option. The 6-lane, 165 km stretch connecting Greater Noida and Agra, offers residential plots in a wide budget range of Rs 1 lakh to more than Rs 5 crore, as per the MagicBricks data. The plots are available in varying sizes ranging from 100-350 sq yd. Apart from the widespread residential, commercial and industrial development that is in store for Yamuna Expressway, the fact that the stretch offers an equal opportunity to all income groups to invest, renders it an ideal investment option. Data with MagicBricks revealed that the maximum supply of plots along the Yamuna Expressway was witnessed in the budget range of Rs 30-40 lakh. “The locality is in high demand by the middle income buyers, especially those investors who have a limited budget,” says Ajay Nagar, CMD, Prop Zone Realcon Pvt Ltd. Data also shows that the most supplied budget categories are Rs 20-30 lakh and Rs 40-50 lakh. “People are attracted to Yamuna Expressway because land prices are still low when compared to Noida and Greater Noida, which makes it a good place for investment. Further, the congestion-free smooth ride, great infrastructure and availability of projects that offer the best of amenities also add to the charm of the place,” states, RK Arora, CMD Supertech Ltd. Talking about investment, rate of appreciation is one thing that every investor worth his salt would consider before putting his money into any property. Yamuna Expressway scores on this aspect as well. “In the last one year capital values of plots have almost doubled along the Yamuna Expressway. If one invests today, it is expected that within the next three years one can reap nearly 100 per cent capital appreciation,” adds Nagar.
