Its been a while so if you dont care for one of my ramblin posts, I suggest you scroll on... Just completed 3 weeks at Hondros College at age 48 to become licensed as a Real Estate Agent in the State of Ohio. Amazingly, I was not the oldest one there. I dreaded being going in there with a group of twenty somethings, but i wasnt.... Perhaps the next step should be law school as Carla Stocker urges me to lol! 1st day in class, it was said that RE is on average, the 5th career path for people and I counted.... Car Dealer, Landlord, Farmer, Auctioneer... yup, right on schedule. I have so many other decisions to make as RE is a wide open field, and I have already been immersed in it for 15+ years. As I wind down my career as a landlord, I have the expertise to go into property management or share with investors my perspective on the differences in investing in RE in California, New York, or other expensive markets vs Central Ohio. I am well versed in Cap rates, Gross Rent Multipliers, the reality of investing in RE.... Of course, I may also head to the Commercial side as I am joining a brokerage that specializes in that arena as well as being receivers. I have to decide whether to base my operations in Coshocton or Columbus, both of which I am familiar with and have called home. Then there is the uniqueness of also already being an auctioneer, which, coupled with the RE license, allows me to really work with people in transition, with a sensitivity to the fact that I am not just a liquidator, but a conservator of a lifetime of memories. One facet of the RE industry that fascinates me is the sellers market, defined as more demand than supply, or in plain English, when the agent performs a market analysis, you choose a price for your home, list it, and in 12 hours have 6 offers... Why in the world are you not calling in a specialist, an auctioneer to realize the highest dollar amount for your home?!? If you live in a market, say parts of Pickerington, Dublin... anywhere where you have agents knocking down your door to list it... keep that in mind. Some may say, well I dont want my yard trampled. This doesnt have to be old school, although I love it, but a properly structured short term marketing campaign, an open house, than an online auction where people that have the power to buy your 3,4,500k property.... They may be in a meeting, may be on their boat, may be out making money.... they can bid by phone.... So many choices..... Have a great day my friends and family. Im back ;)
