[email protected] JULY 3, 2014 Sutherland Farm HOA • PO Box 191031 • Boise, ID 83719 News from the ACC Recently a few homeowners received letters pointing out issues in violation with the Covenants Conditions and Restrictions of the Homeowners Association (CC&Rs) It is our hope to keep our subdivision looking nice and be an asset to all our homeowners. With that said, there are a couple of items to discuss. Every homeowner signed a contractual agreement at the closing of their property agreeing to follow the Covenants Conditions and Restrictions of the Homeowners Association. Within that document are the regulations governing the Architectural Control Committee. The ACC is responsible for approving ALL additions and alterations you make to your home. If you plan to add-on, re-paint your home, or drastically change your landscape, those plans must be submitted and approved by the ACC BEFORE work begins. We understand during the summer months and into fall, boats, Rv’s and campers will show up on our streets. This is the time of year to use those wonderful toys. It is one of the reasons we live in IDAHO. What we do want to point out, is storing those toys in your driveway 6-9 months a year is an issue we have to address. I would like to offer this suggestion to all of you. If you have an issue with your neighbor or your neighbor’s yard, go talk to your neighbor. I believe 99 percent of all issues will resolve themselves. If you have spoken to your neighbor and cannot find a resolution to the issue at hand, then visit the HOA web site, fill out a written complaint and submit it to the Architectural Control Committee (ACC) at the HOA PO box address or email. Folks, we members of the ACC do not want to be nor have the time to be the neighborhood covenant cops. If a written complaint is filed, the first question you will be asked is what was the outcome of your conversation with your neighbor. I hope we can move forward and all enjoy this wonderful neighborhood we live in as a community. Hey Boat Owners From an insurance perspective, did you know you can have coverage for the following items... Replacement Cost for your fishing equipment, specifically for tackle, rods, and reels. Replacement cost for your personal effects, which protects the your personal items including cameras, clothes, cell phones, etc. You can also get 24-hour Roadside Assistance to cover both your trailer and tow vehicle. Emergency Towing and Labor, which provides onwater towing service for your boat. You should also have wreckage removal coverage, property damage liability, which can includes coverage for fuel spill cleanup. Medical Payments which can include coverage for water-skiers. If you own a boat, you should discuss adding these coverages with your insurance agent. Lawn Advice From ZamZows One of the most important tasks for maintaining your lawn is proper watering. According to the folks at Zamzows, Contributing factors include soil conditions, type of grass and watering systems. Light or infrequent watering is harmful to your lawn and will not allow the root system to penetrate the soil causing it to remain on top of the soil. This type of lawn will not withstand the heat stress of the summer and will not be able to find food while actively looking in the fall. There are two important factors to consider including how long and what time of day to water. Your lawn should receive ½ inch of water two times a week in early spring. To calculate how long your watering system takes to reach this level, place multiple empty cans (such as a tuna can) around your lawn and water until it reaches the desired height. There are a couple of factors that will change the length of time it takes to reach this height including water pressure, time of day and amount of water that each sprinkler puts out. Adjustments need to be made to maintain the amount of water your lawn needs during the summer. Increasing the number of times that you water is not nearly as effective as increasing the length of time that you water. During the summer increase the water amount to 2 inches of water per week. The other factor to consider is what time of day you water. In the summer, extreme heat can evaporate a substantial amount of water. The water can also act as a magnifying glass as the sun’s rays hit the lawn. If you water late in the evening your grass may stay wet too long and fungus issues could arise. The best time to water is generally between 4 to 5 am, allowing the water to penetrate the soil. Your roots will then reach vertically into the soil to get the water, building a deep root system. Continue to water as late into the fall as possible. It is during this time your lawn is taking in nutrients as it prepares to go dormant for the winter. Watering is an essential part of building a strong root system, which will allow your lawn to maintain during the summer and thrive during the following spring. SUTHERLAND FARM HOA NEWSLETTER
