Just looked at a map of ABQ. I left in 1980. Wow! While the proliferation of homes on the Northeast slope are not unexpected, a couple of things are. Although I know nothing of engineering, but even as a teen, I knew that the washes in this town were no-place to build, buy, or rent. Yet, from an aerial perspective, it looks almost criminal, how the developers have built homes in flood-paths. Again, as a teen, I knew that Orroyo Del Oso, clear up to Jan-Tabo, was a beast not to be lived near. And yet, today from the Golf course to the Mountains..is communities! The same goes double for the area behind the Academy where The Dam used to be..( A person couldnt pick a worse floodplain on the east-slope.) Yet, they narrow it down to a tidy little cement culvert, and its off to the races. Again, I dont proclaim to understand anything about flooding or 100 year flood-plans or any of that. I sorta somerimes just rely on old-school common-sense.Take an aerial look at the valley on Google-maps, and ask yourself...regardless of what the real-estate agent says, isnt that an ungodly-large alluvial-wash at Tramway..to be kidding ourselves that it will never flood again? Look at the size of it! And then look at the little dam west of Tramway that will purportedly keep you safe... what could possibly go wrong? We see this all the time in California, the planning and development of communities in places where Mother Nature often laughs and shows them the error of their ways. Thoughts or flames? :)
