We are looking for a fourth housemate to join us in our beautiful Mission home. • Up for rent is a medium-sized bedroom, with an additional huge room located in the garage perfect for your private workshop/studio/office. We would like the new tenant to rent both spaces. • The bedroom is 10 ½ x 10 ½ feet, on the second floor, and has large east-facing windows so it gets beautiful morning light. This bedroom is situated on front of the house facing the street. • The garage workshop/studio is a HUGE 12 ½ x 11 ft, and is fully enclosed. There is a window (Sunlight in the basement!), with electricity and lighting. The previous tenant used it as a professional carpentry workshop. This room may NOT be used as a bedroom. The house: • The house is a beautiful free-standing four-bedroom, two bathroom Craftman-style house. • It is huge and lovely, with original crown-moulding, hardwood floors, and even a fireplace. • One of the bathrooms features a double shower, and the other a clawfoot tub. • We have lots of communal space, including a living room, a dining room, a HUGE kitchen, and a shared office space, and a couple of closets. • On the ground floor is a massive garage with space to park a car (available at an additional cost), lots of storage space, a washer and dryer, and the fully enclosed private workshop/studio space that comes with the rental of the room. • The back of the house features a beautiful wooden deck, a good-sized yard with a barbecue, a lawn, and even a garden! • You will fall in love with the space, and immediately see why we named our home, Casa de Cozy. • Sorry, no pets, and no smoking inside. The location: • We are located in the Mission/Bernal Heights area, just off the 24th St. corridor. • We are a 10-minute walk from the 24th Street BART Station. • Located near muni bus lines 14 & 14L Mission, 12 Folsom, 48 Quintara, 27 Folsom, 33 Stanyan, 49 Van Ness (to City College), and 67 Bernal Heights. • 3-4 blocks from Facebook/Google/Apple shuttle stops • 2 blocks away from Garfield and Precita Parks. • Some neighborhood highlights: Philz Coffee, Humphrey Slocombe, Wise Sons, Knead Bakery, Mission Pie, Mission Cliffs --- taquerias, bookstores, grocery stores, art galleries, murals aplenty The housemates: • We are three single working professionals, two girls and a guy. We are sane, we are CLEAN, we are responsible. We cook, garden, make art, play musical instruments, and go out a lot. We are close-knit, and run in overlapping social circles, but lead independent lives and carry different work schedules. The house gets used a lot for community things: brunches, workshops, crafternoons, band practices, planning meetings, and the occasional house party (every other month or so). Despite all of the activity, the house is usually fairly quiet and peaceful. The house culture is that of a loose family. Basic staples and household items are communal. Chores are loosely and informally divided. We clean stuff when we see it is getting dirty. We hang out together a fair amount and occasionally have house dinners. We decorate the house for holidays. Bills, etc: • Your rent will be $1,550/ month. You will have the opportunity to be on the lease. Utilities and internet usually run about $100-150/ month. We reimburse each other for buying communal house goods. The landlord is cool, and pretty much leaves us alone, but we do what we can to take good care of the house and be courteous to our neighbors who are rather sweet people. What we are looking for: • Someone who can use both the bedroom and the workshop/studio. We cannot rent the spaces separately, and the workshop/studio room cannot be used as a bedroom. This space would be ideal for a craftsman or artist who wanted to work from home. • We are looking for a male, (preferably), for balance, but will consider any gender if they are the right fit. • We definitely want someone who enjoys keeping clean, and will pick up after themselves and regularly do chores around the house without having to be told to do so. You ENJOY keeping things clean. • We want someone who is sane and responsible, gainfully employed, and financially stable. • We want someone who is communicative and flexible, and interested in being part of a home and a community. Make use of the lovely space! Have your significant other over sometimes (but don’t make them the unofficial 5th roommate). Hang out with us!
