Latest Vacancy: Manager, construction project manager: Lloyds. Overall Purpose Construction Project Management: delivering major projects across the globe but with a strong emphasis on the Asia Pacific region. The projects are primarily associated with the provision of new office and data centre space. The Construction Project Manager has overall responsibility for the planning, management, coordination and financial control of a construction project, and will work closely with a range of other professionals and third party suppliers during the contract process. This role will be based in Asia and be expected to run a portfolio of approx 6 projects across a number of countries. Supported by local third party suppliers in country, they will visit sites frequently to monitor progress and meet with stakeholders. International travel will be required. Responsibilities and Accountabilities Ensuring the Lloyds priorities are adhered to and actioned. This includes ensuring both the design and build is delivered in line with Lloyds ˜workplace design principles and that the project is completed on time within the budget agreed. The project manager may be involved from the initial conception and design of the project, through its construction, to its completion and mobilisation. Keeping track of build quality and ensuring that any shortcomings are flagged and resolved Keeping track of documentation, quality and ensuring that any shortcomings are flagged and resolved Attending pre-site and on-site meetings during the contract, liaising with a range of other professionals involved in the project Providing independent professional advice and guidance Ensuring that quality standards and all health and safety checks are adhered to Keeping track of progress and ensuring that the project is on time and on budget Maintaining records of expenditure, accounting, costing and billing Developing specifications and requirements with stakeholders Resource planning Support and management of project team members Ensuring adherence to project processes and consistent project delivery whilst continually striving to enhance by feedback into underlying process Working with the management team to identify opportunity and means for process improvements Representing the team at senior steering groups and similar cross functional forums Skills, Knowledge and Experience Professional/technical experience Experience of working in a complex environment with a number of stakeholders, preferably within the insurance/financial services sector. Strong commercial bias and up to speed with general strategic issues/developments within the construction/real estate industry Significant experience and understanding of managing construction projects within Property/Real Estate industry. Significant project management experience within the Property/Real Estate industry. Excellent supplier relationship skills and solid customer relationship management skills. Ideally a relevant professional qualification to degree level. Proven ability to work effectively across teams, and communicate effectively at all levels. Experience of operating large, cost sensitive projects in a pressurised environment. Experience of resource and cost management on large projects. Knowledge The candidate should have a demonstrably strong understanding of: Project lifecycle Construction sequencing Construction methods common to office build and fit out Checking plans, drawings and quantities for accuracy of calculations Ensuring all materials used and work performed are as per specifications Overseeing the selection and requisition of materials and plant Contractor dispute management Complimentary delivery streams, particularly technology Common procurement methodologies for construction works, able to recommend most appropriate method for a given project and justify Scope management, time management, cost management, team management, risk management, contract management, and quality management experience Establish and manage work breakdown structures, Gantt charts, milestone reports Create and monitor budgets, track cost variances Risk identification, modelling and mitigation planning The confidence and ability to challenge and question peers and managers Demonstrated ability to build strong relationships with senior internal stakeholders Strong analytical and problem solving abilities Demonstrable integrity and professionalism Strong IT skills, including Microsoft Project and wider Microsoft Office suite in particular MS Excel and Powerpoint Communication / Influence Exemplary supplier communication skills A strong all round experience of commercial workspace construction practice Experience of global and regional delivery Strong understanding of value management Awareness of commercial market Good experience in and passionate about partnering with suppliers Embraces change and the benefits it can bring to successful project delivery. Strong presentation skills in order to present to a variety of audiences Ability to influence and balance conflicting views to reach consensus Good communications skills verbal and written. Ability to express thoughts and ideas in a structured and logical way. Team player. Excellent influencing and negotiation skills. Excellent problem solving/decision making capabilities. Able to operate independently and on own initiative whilst building strong relationships within the department and across the wider organisation at all levels Proven ability to challenge/communicate (oral & written) at a senior management/executive level within an organisation. Strong leadership and people management capabilities (both directly through line management relationships and through indirect project participant/stakeholder relationships). Motivated and ambitious self-starter with a professional attitude. Expectation is that the successful individual can hit the ground running. Demonstrable delivery focus with a can do attitude rather than hands off management. Driven and persistent.
