Lee County, FL: September Real Estate Results, as posted by the REALTOR® Association has been published on AngieFritzNichols/blog (October 21, 2013 – Fort Myers, FL) The median price of existing homes sold in Lee County during September rose nearly 25 percent over the median price in September of 2012. The September 2013 median price of $168,450 is 24.8 percent higher when compared to September 2012 and 2.1 percent higher when compared to August 2013. Since the beginning of this year, Lee County’s median price has risen 19.0 percent. In addition to the overall median increase, each individual sales type experienced a year-to-year median price increase in September: the median price of foreclosures increased by 23.1 percent increase, traditional properties increased 21.1 percent and the median price of short sales increased 17.0 percent. During September 2013, 942 existing single family homes sold in Lee County, an increase of 15.0 percent compared to September 2012 and a decrease of 11.9 percent compared to August 2013. “This month-to-month decline in closed sales from August to September is normal and coincides with the end of summer and back-to-school activities” said Doreen Falcone, Association President. “Sales activity continues to be strong in Lee County with the biggest challenges for buyers being available inventory and tight credit”. In September, short sales and foreclosures made up 28.4 percent of the entire single family home sales, while traditional sales made up 71.6 percent. Last year in September, those percentages were 37.6 percent and 62.4 percent, respectively. New pending sales – those under contract and awaiting closing – are currently at 1,057. The number of pending sales in September 2013 is 15.5 percent higher than it was in September 2012 (915) and 16.0 percent lower than it was in August 2013 (1,249). There are 5,433 existing single family homes available for purchase in Lee County, which is 5.7 percent below that of September 2012 (5,764). Current inventory combined with the current pace of sales resulted in a 5.4-month supply of homes in Lee County for September. There was a 5.8-month supply in September 2012 and a 5.0-month supply last month. Single family homes spent an average of 42 days on the market before coming under contract in September 2013, and the average home sold for 94.7 percent of its listing price. In September 2012 those numbers were 56 days and 93.0 percent, respectively.
