On one side, buffaloes, barefoot children, the village jathre; on the other, bespoke homes, luxe cars, exotic flora. An incongruous co-existence, but everyone appears happy . Along Karahalli Cross, the long, winding road that branches off Bellary Road after Devanahalli and leads to Nandi Hills, vineyards have given way to villas. Holiday homes nestle at the foothills of Bengalurus famed tourist spot, and land on either side has been carved up into sites which are being lapped up by eager city folk. Real estate is booming, after big builders zeroed in on this potential goldmine, with the Information Technology Investment Region (ITIR) coming up in the Devanahalli-Doddaballapur region. Prestige Group came in with its Golfshire property, and others followed. The profile of the villa buyer is clear: HNI, NRI, industrialist, and even the odd upper-class family. The cost -Rs 1.8 crore to Rs 11 crore -is no bar. Sites attract investors and those with plans of settling down later. “We saw the opportunity six years ago,“ says Uzma Irfan, executive director, Pres tige Group. “Its not too far or close and has great connectivity to KIA and the city. People are willing to drive out a bit.“ Golfshire is already home to a few families. “For some, its their first home; others are buying weekend homes which could later become retirement homes,“ says Uzma.With a Marriott and golf course here, it will be a weekenders destination. It will surely appreciate, says Dharmesh Ranka, a property developer who bought a Golfshire villa which offers him “a glimmer of Paradise“. “I can get away from the citys pollution and traffic to clean air and beautiful environs. It takes me only 45 minutes to reach my office on Cunningham Road.Its now a weekend home, but we plan to move in.“ For builders, the USP is Nandi Hills. “Its close to the city, peaceful, no pollu tion and the view is great,“ says C T Devaiah, general manager of QVC Realty. The firm has sold 75% of its villas at the hills. “Most of the investors are endusers living abroad or in the city. Good schools here are helping people move.“ DEMAND SOARS: The boom began after 2007, when Chikkaballapur became a district. Land along the right of Karahalli Cross falls in Chikkaballapur town panchayat limits, and is a free zone. The Chikkaballapur Urban Development Authority has started sanctioning layouts and plans. Suresh, assistant director, Town Planning, Chikkaballapur, says revenue land on the town suburbs is in high demand. “We are still demarcating zones. Our Comprehensive Development Plan is not ready but we cant turn away big investors. The water table has sunk very low, and infrastructure needs to be put in place. Land rates are going up dramatically ,“ he said. Land to the left of Karahalli Cross belongs to De vanahalli gram panchayat, and is still an agricultural zone. A BSF campus along this stretch cools things down considerably , but developers are already eyeing tracts around Doddaballapur. Ranganath, a real estate dealer in Karahalli, says land here could turn into gold if the government completes land acquisition for ITIR.“Six years ago, an acre of land in Karahalli Cross cost Rs 10 lakh, today its Rs 35-40 lakh. Once developed, the price touches Rs 90 lakh to Rs 1 crore,“ he says. With ITIR set to become a reality, plots at Nandi are a good investment, says Pradyumna Mohan, managing partner, Thrive 360East. “People working there will look for homes here as the city grows beyond the airport. Besides, Bengalureans are ready to travel 40 minutes to 1 hour.“ CHANGING LANDSCAPE: Its also a story of displacement and changing demographics.As farmers strike good deals, agriculture is moving farther away .“Land is shrinking so were giving up farming. Were taking up other jobs or joining the realty business,“ says Lingappa, a villager from Karahalli. These farmers are now the nouveau riche, moving to the more remote taluks of Sidlaghatta, Gudibande and Gauribidanur, buying up farmland and fuelling a similar boom there. “Its having a radiating effect all around,“ claims Ranganath. Many of us are investing some money in farms, and also bettering living standards, says Kalappa, another villager. Already, the number of villagers at kattes (street-corners) is dwindling. Its but a matter of time before theyre gone, giving up their legacy , so city folk can breathe in mouthfuls of fresh air and starry skies.
