Municipalities can now acquire private land to widen road for ZERO compensation in Gujarat !!! Thats what Indian express says. see link in first comment. NaMo ordered BJP MLAs in Gujarat to print law-draft, that will allow city govt in Gujarat to acquire private land to widen road for zero compensation in return !! The only compensation owner will get will be raise in FSI. But whatgood will be that raise in FSI is land owner or flat owner lost the only flat or plot he had? . The news are in jul-5 Indian Express ahmedabad edition, page 4. See the e-paper link in 1st comment of this post. . . The law is terrible, The law may benefit someone who owns large piece of land. Say he loses 10% of land, gains significant FSI on 90% of the land he is left with, and makes tons of money. But consider a society with five blocks say A to E, and block E was cut away i.e. all residents in block-E lost their flats. Now what will they do with additional FSI? And the additional FSI will go to the housing society and society is the land owner. And the housing society cant encash that FSI till re-development comes. All in all, additional FSI has no value for those who lost their flat. . The solution I propose is that those who lose their flat in road-widending should get 50% more than market value. And the money must come from vehicle tax and no where else. But thats whole point --- the vehicle manufacturing foreign companies and oil companies have bribed the apex Ministers to keep vehicle taxes low so that vehicle sales and this petrol sale rise. And so now Municipalities dont have money to buy land to widen road, and so that the owners near the road will be losers. . Solution I propose is to raise vehicle tax and make it equal to Rs 2000 per sq meter area vehicle takes per year. . And if road is to be widened then price owner should get should be 50% more than market value. The market value can be decided using lesser of the two (2* circle rate and purchase value) . And voters should order MLAs via SMS to cancel the law they passed, and instead print the above law-draft.
