My client wanted to know how much more life to expect from this 3-tab roof. I said, Maybe until the next rain. 3-tab asphalt composition roofs have a typical expected life of +-20 years. This particular roof was installed in 1979! The substantial moss overgrowth is likely the only factor preventing leaks to the interior which, amazingly, hadnt happened to date. Keeping your roof well maintained- clear and free of moss and debris- can definitely extend its serviceable life, but budgeting for replacement based on the statistical expected life of your particular roof system is recommended and wise. If you see this on your roof, know its well beyond its serviceable life and should be replaced ASAP.
