Non urgent repairs in a rental home The tenant should notify the landlord in writing about any non urgent repairs, detailing what needs to be repaired. The landlord does not have to fix items if they are items that were disclosed as not working before the tenancy agreement was entered into, or they are items which the tenant could not reasonably have expected to be working at the time the agreement was entered into. If the landlord does not carry out the repairs within a suitable time, the tenant should contact Consumer Protection. The tenant must continue to pay rent even if the landlord has not arranged for the repairs.
