Not all real estate licensees are the same Licensees who are members of the NATIONAL ASSOCIATION OF REALTORS® are properly called REALTOR®. The California Bureau of Real Estate (BRE) formally known as the Department of Real Estate (DRE) indicates they have 460,000 real estate licensees. Only about 155,000 are REALTORS®? Many of you may be thinking why so few real estate licensees are REALTORS®. Many of you may be thinking why so few real estate licensees are REALTORS® ? Could it be that Realtors are elitist or snobs? No they subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate. Not all real estate licensees want and feel it is necessary to be bound by a code of ethics. Real estate transactions involve one of the biggest financial investments most people experience in their lifetime. Transactions today exceed $150,000 dollars. If you had a $150,000 tax problem, would you attempt to deal with the IRS or state without the help of a CPA or an attorney? Considering the small upside cost and the large downside risk, it would be foolish to consider a deal in real estate without the professional assistance of a REALTOR® But if you’re still not convinced of the value of a REALTOR®, here are more reasons to use one: Agents who are REALTORS® can provide local community information on utilities, zoning, schools, etc. Your REALTORS® can help you negotiate. There are myriad negotiations factors, including but not limited to price, financing, terms, date of possession and often the exclusion of repairs and furnishings or equipment. Your REALTOR® provides due diligence during the evaluation of the property. Depending on the area and property, this could included inspections for termites, dry rot, asbestos, faulty structure, roof condition, septic tank and well tests, just to name a few. When selling your REALTOR® can give you up-to-date information on what is happening in the marketplace and the price, financing, terms and condition of competing properties. These are key factors in getting your property sold at the best price, quickly and with minimum hassle. Realtor® have a fiduciary responsibility. Their fiduciary responsibility is to you. That means you have an expert who is looking out for your best financial interests, an expert who’s contractually bound to do everything in their power to protect you. That’s big - the value of that commitment cannot be over-stated. “Realtor® have subscribed to the NAR’s strict Code of Ethics as a condition of membership,” says National Association of Realtors® President Gary Thomas. “Realtors® have the expertise and experience to help others protect their investment and help buyers build theirs.” An independent survey reports that 84 percent of home buyers would use the same REALTOR® again.
