Nova Group’s belief in the Pattaya market has been demonstrated yet again with the launch of their latest project - Pacific Bay - which brings the total of their residential and hotel properties in Pattaya and the surrounding area to the quarter of a century mark. Before Pacific Bay’s launch the group’s interests were evenly divided between residential and hotel. But now the residential side has eased ahead and within the next two months it is anticipated they will launch an additional residential project in a joint venture with another of Pattaya’s top developers. Pacific Bay will be built on the highest point of Jomtien Second Road opposite the Urban Group’s Acqua development. The first three of its 33 floors will be devoted to car parking, ensuring that the vast majority of the units will have exceptional sea views. “We believe that the views plus some very competitive prices will be key to the sales success of Pacific Bay,” said Keith Storey, Nova’s group sales manager. Unit sizes The project will include 481 units ranging in size from 22 sq.m studios up to a 69.4 sq.m two-bedroom apartment. “Our prices start at a very reasonable Bt. 70,000 per sq.m,” said Keith. “This means that our entry level price is Bt. 1.54. Add to this a maintenance fee of Bt 45 per sq.m per month and a one-off sinking fund payment of Bt. 400 per sq.m.” That said, during the pre-launch phase Nova will be offering a five per cent discount on certain units to those who sign up early. This will continue until November when the two-tier show suite is expected to open. Units will contain quality fully fitted kitchens and bathrooms plus fitted wardrobes. The Pacific Bay building, which lies 250 m from the beach, will have set-backs to comply with planning regulations and on one of these (the 26th floor) the swimming pool and fitness room will be located. “When travelling down Jomtien Second Road away from the Hanuman statue ours will be the first high-rise you’ll come to,” said Keith. “We have never built on Jomtien Second Road before, but we have seen that quite a few major players have taken an interest there. We feel this is the right area to be in at the moment as the city expands ever southwards.” Water parks Keith went on to highlight the fact that the project will be in the right part of the city for access to the new water parks and many of Pattaya’s more established attractions. The majority of Nova’s projects are already complete with many sold out. Keith gave an update on the others. “We expect our Amari project to complete in about a year’s time,” he said, pointing out that Amari, along with The Palm, has been shortlisted in the Thailand Property Awards which will be hosted in Bangkok in the middle of this month. “Nam Talay should complete around the turn of the year with Serenity not too far behind and we are already carrying out transfers at Novana,” he added. “At Northbeach in Naklua we are a fraction less than 40 per cent sold and we are expecting good additional progress there once high season starts.” Between Ocean Pacific and Pacific Bay some 800+ units have been added to the Nova inventory.
