Over the past few years, Ive photographed a lot of homes, and I pride myself on the photos I provide my clients. I know I dont have to, but I usually go that extra step to make sure the photos look as good as they possibly can. I do that not only to make my clients happy, but honestly I do it for myself. Im pretty picky when it comes to my photography, and I want everything to be as close to perfect as it can. Keeps me sane I guess. Anyways, Ive looked at several of my competitors and homes that were self-photographed and I have to say that if I was selling my home, I would be pretty upset to see some of the horrible photos that are put on MLS. Im not saying every home is perfect, and I know that some sellers might be difficult to work with, but as a professional isnt showcasing the home in yours and your sellers best interest? This doesnt mean that you have to hire a professional photographer for ever home, but maybe take a little bit of time looking at the home before you photograph it. I might be way off here, but here are a couple tips that I feel will help showcase your listings better. 1. Before you photograph the home, walk through it like you are a buyer looking at the home. Get a feel for what your buyers want to see. 2. Make sure to tidy up the little things. (eg. remove fridge magnets, remove garbage cans, clear off bathroom vanities, etc..) 3. Make your photos are straight. I know we have foundations issues here in Winnipeg, but not every home leans to the left or right by 20 degrees, and carry that mindset into the interior of the home as well. 4. Expose your photos for the dark areas. Almost all cameras/phones today allow you select where you want to expose. If you are shooting towards bright windows, dont post a photo of a dark living room. As much as I hate to see nuclear windows, I would rather see a bright living room. 5. As a buyer I want to see the home. Dont waste time posting pictures of the door knobs, window coverings, and faucets. If I like the look of the home, I will come see it, and then I will see all the details.
