People seem interested in taxation. Kinda rings a bell from years past. If you wish to develop real estate of course you roll the dice. You buy frequently the best deals, hoping but not being sure you can rezone into a higher market. An uncertain risk. Each municipality plays be a different panel of personalities. Depending on who you are, what you want to do, who wants to block you, who can block you, you enter into the realm of the grey. If its already designated tax wise for highest and best use, you get that comfort, but you pay dearly for it. Property that used to sell by the acre, now sells by the square foot, and then as one lady put, by the spoonful. If you have pull, you have your town property planted and zoned agricultural, but because you are who you are (not me of course) and you know the city officials, you can keep your tax rate low, till the final minute, then rezone commercial at time of sale. But if you dont have pull, and you gamble on a favorable rezoning, and you overpay, your ship could be sunk, before it ever leaves the harbor. Calculated Risk. Its just like Texas Hold em.
