Planning to move this year? This is the Perthshire property market review that you can’t afford to miss. It’s hard to believe that we have entered the second half of 2014 and, with Summer in full bloom (and the odd shower, let’s face it), we thought it would be timely to look back on the first six months of the year. You might see other statistics, reviews and round-ups but, if Perthshire’s on your radar, this is the one to read. Put simply, as the unrivalled leading seller of property in the area, selling more homes than any other agent, PSPC is the place to come whether you’re buying, selling or simply browsing. And here’s the evidence, in bite-sized chunks: In just six months, PSPC’s member firms have sold 462 properties totally over £78M. Breaking that down, the average house has sold for £169,397. The second quarter of the year was a fantastic quarter for PSPC, with over £47M worth of sales in April, May and June alone. May, in particular, was a bumper month, with 112 homes changing hands. So, has the picture improved since 2013? By all means, yes! During the first half of 2013, PSPC member firms sold just over £65M worth of homes, with the average property selling for slightly less, at just over £160,000. From first-time buyer flats to plush family homes… Wherever you choose to reside, and whatever your budget, properties of all sorts are changing hands this year. Sticking with the numbers, here’s the lowdown on the varying house types and how they have fared during the first half of the year: Flats 112 Villas 101 Bungalows 73 Semi-villas 67 Terraced 56 Semi-bungalows 28 Cottages 25 Anne Begg, PSPC Manager commented, “Flats, villas and bungalows, in particular, continue to do well. More than 100 flats have changed hands so far this year, with the average property going for just over £105,000, again more than this time last year. “As we look back on the first half of the year, we have seen an improving picture and, more importantly, a consistently healthy one with no sharp increases or drops in activity which are never sustainable. “We have returned to the days of closing dates, which is a very welcome sign, an increase in ‘under offers’ and much shorter marketing times for properties – basically, in most cases, homes are selling more quickly than they were which is a good reason to be optimistic about the state of the market. “Although in the minority, we still see some homes which take longer to shift. This can be down to a number of reasons but, sometimes, is linked to their asking price, so potential sellers should always seek advice from their member firm and listen to their honest and unbiased guidance about the market. Our member firms have long-standing local knowledge and specific expertise relating to their area, so their advice is worth its weight in gold.” With most properties selling more quickly than before, PSPC are eager to encourage more properties onto its books, to further stimulate the market. Mrs Begg continued, “By more properties being added to our portfolio, we can invigorate the market further.
