Recap from planning board: 1) Oleson Duplex, 30 rte 146- too many code violations. He said he will fix them and be back for approval pf a duplex 2) Ballard Duplex, 23 Smth Rd - seeks approval for a duplex to be built. A public hearing set for March 24th 3) Woodloch subdivision- 31 cemetery rd - 7 lots for 7 single family homes 4) Regency- Mr. Tanski revamped his proposal. He dropped the 150 apartments and commercial retail. He will sell the commercial property for others to develop. He is keeping the senior homes. The senior homes consist of 51 single family homes 1,300-1,700 sq ft priced from $165,000 to $185,000. These will be modular homes placed on a slab foundation with an attached garage and storage in the attic. The lot size is 9,000 sq ft that he will lease to the home owner as a 30 year lease at $600-650 per month. The resale will be capped at 10% profit that will be capped after the property has been sold twice. The public benefit is water down Tabor Rd and the low cost of the homes. If the owner needs to sell immediately Mr Tanski said he will buy the home at 80% of the original price. He was asked what will happen when he dies who will take over the property? He stated his 24 year old daughter. The board seemed not to know what to think of the project. More information will be coming as Mr Tanski stated he is doing a lot of research into how this would work. He claims to be modelling after the Villages in Florida and another company in Maine.
