Recently, I have seen a uptick in all cash purchases. The last several deals I have done, have been all cash deals which is great for the buyer and seller. The buyer is not required to do an appraisal if they choose not to and they have a little more buying power because they can close quicker because they are using cash! The seller benefits because he can have a quicker closing and money in the bank quicker! Best of all, while some have been investors, some have also been folks that want to make the home their primary residences. That is good news because it means other types of buyers than just investors have the ability to pay cash for homes. Hopefully, this trend will continue!
